Park Ranch Covenant
A contract between Park Cattle Company and the residents of the Carson Valley
With the approval of the Park Ranch Specific Plan, certain community-wide education,
economic and quality of life enhancements
will be guaranteed through a binding development
agreement with Douglas County and the towns of Minden and Gardnerville.
These enhancements include:
• Implementing regional flood and drainage control program improvements directly benefiting
hundreds of nearby homes in Minden and Gardnerville.
• Permanently preserving over 2,800 acres of open space and agricultural lands and protecting
valuable view sheds immediately west of SR 88 and US Highway 395, along both sides of the East Fork
of the Carson River.
• Allowing public access to three miles of the Carson River for recreational activities, as well as hundreds
of acres of land for equestrian use and walking trails.
• Restoring pristine sloughs and sensitive wetland areas on the property immediately west of SR 88
and US Highway 395, from near Mottsville at the south to Genoa Lane at the north.
• Permanently preserving and protecting over four square miles of open space west of US Highway 395.
• Fulfilling Douglas County’s Open Space Plan which calls for unfettered, unobstructed and protected
view sheds from the highways west to the Sierra Mountain range.
• Dedicated land for schools, fire and paramedic district station, and a sheriff’s substation
in cooperation with Douglas County.
• Realizing the goals of the Open Space, Trails, and River Restoration Plans of the Carson River
Coalition at little or no cost to the county or its taxpayers.
• Creation of lodging and tourism facilities immediately next to a greatly expanded
Dangberg Home Ranch State Park.
• Limiting 800 acres to receiving area; concentrating the development of residential, commercial,
industrial, retail and public facilities uses, such as a library and the proposed multi-generational center.
• Providing 480 acres of land for additional open space, linear and regional parks, and additional
flood control drainage.
• Permanently preserving and protecting Carson Valley water resources by dedicating surface
and ground waters to the land.
• Facilitating and expediting the near-term completion of Muller Parkway.
• Establishing new local shopping and workforce opportunities close to home.
